This office development used an existing building and an adjoining unused site. The form of the new extension, a two-level design studio housing 60 staff, evolved from the need to provide high levels of internal daylight while maintaining neighbours’ privacy. The building is highly insulated and includes a number of low-energy features. Fresh air is supplied to the space at low level via a series of clay pipes buried beneath the building. By coupling these pipes to the ground, fresh air is pre-cooled in summer and pre-heated in winter, thus improving the comfort conditions and energy use of the space. In winter air is extracted mechanically via a heat exchanger. In summer it is extracted naturally via automatically controlled high-level windows. Other sustainable features include the use of a high-efficiency, low NOx condensing boiler and photo-electric lighting.
