We currently adhere to BIM Level 2 for document and modelling standards. This enables design information to be easily exchanged within the design team. We have a positive approach to coordination, by using workshops as well as clash detection technology to develop integrated, coordinated designs. Through this process, we enable support for all construction file sharing and document management systems.

Building services systems dominate a completed building’s operational costs, largely as a result of energy consumption and maintenance. Managing systems effectively is a key concern and we work with clients to understand their requirements. BIM helps prepare for a transfer of information after the building is completed. 

This can be a simple electronic form of information, COBie (Construction Operations Building Information Exchange) or an interface with CAFM (Computer Aided Facilities Management) software.

Throughout the design process, we can use BIM to simulate building performance and monitor the model development.  We are investigating ways to report regular predictions of energy consumption, daylight levels and compliance with the brief as design develops.  Design options can be tested, with impacts fed back to the team quickly.

The technology is developing at a rapid pace, with interest in moving from Level 2 to Level 3 BIM. This  means a much tighter integration of teams working directly on shared models. We continue to use our positive approach to resolve the technical and legal challenges this poses, as there are huge benefits in closer collaboration.
