51 Hills Road

The project at 51 Hills Road is a high quality office development surrounded by three listed buildings, within a conservation area in Cambridge city centre.

Max Fordham worked closely with architects Gort Scott to deliver this highly sustainable design. It features a ventilation strategy that prioritises natural air movement through the office floor plates whenever possible.

The building also serves as a noise buffer between the street and the nearby adjacent residential properties.

The building's form is stepped, allowing roof lights to be integrated at each level. Heating is supplied via a gas-fired absorption heat pump, offering a 30% CO2 reduction compared to a modern condensing gas boiler.

On completion, 51 Hills Road was the highest scoring BREEAM ‘Excellent’ office building in Cambridge so was named the ‘greenest’ office building in the city.
