City Quays Two, Belfast Harbour
City Quays Two is the second building in Belfast Habour’s masterplan of the Clarendon Dock area. The building provides 94,000ft² of Class A lettable office space arranged over nine floors, with flexible retail space at ground level.
Max Fordham provided the M&E design, BREEAM and an enhanced aftercare service as part of a Soft Landings approach. The project has achieved BREEAM 'Excellent'. The design is a mixture of Cat A fit-out and Shell & Core for future fitout by tenants. Many of the BREEAM credits were achieved by the inclusion of sustainability requirements within the Tenant Lease Agreement.
Multi-function air source heat pumps provide the heating and cooling, allowing waste heat to be recovered and used to pre-heat the domestic hot water. A highly optimised facade design with high performance curtain wall and Brise Soleil keeps solar gain to a minimum whilst maintaining continuous glazing for unobstructed views and exceptional daylight. Heat recovery and demand driven ventilation on air handling plant reduces ventilation and heating energy use.
The main office floor plates are designed for flexibility (electrically and mechanically) allowing them to be let as a full floor plate or split into two separately serviced areas. Dedicated risers and rooftop plant space allows tenants to enhance their fit-out in terms of specialist installations such as resilient cooling, dedicated ventilation, and back-up generators.
Lighting is predominantly LED with daylight dimming and PIR controls to save energy. The lighting is designed to be re-programmable by future tenants to meet their own needs and remain flexible.
City Quays Two won the RSUA/RIBA Northern Ireland Sustainability Award 2019.
